Buying Land in Himachal Pradesh

Can anybody update me about the current status of buying land in Himachal Pradesh by non resident of the state.

1. Can I own the 100% on my own?
2. Do I need a joint ownership with any Himachal Resident?
3. What is the current rates in different areas?
4. What are various terms and conditions of owning land and building commercial property like Hotel or Guest House in HP?

Please help me with any source for these queries

PS: Sorry, I should've been more clear, in case you wanted to to see it - like wade through about 50 pages. The thread title is something like "What can I buy in the hills for..."

Thanks Shamik, I am trying to get answer for 3 & 4, will update soon. Just realized the rates will be per nalli.

1. bharat You can't own 100% in 2 districts - Kinnaur and Lahul-spiti.
2. Joint venture can be done in those two districts.

But this thread is pretty messed up, from owning to building to maintaining to selling etc etc.

I am currently looking for some simple questions to kick start.

You are planning your own piece of land! I am not saying that its not possible to buy a land in HP, UK, JK etc. There are 1000 Jugaads, and I do understand that everybody loves to walk away in sunset at such places which you can only dream of but....
I saw countless threads over the net, how to settle down in hills, how to buy a land etc etc. I say Let the place remain what it is!
Today you will buy it, tomorrow I will buy it, Day after tomorrow, anyone else would buy it, such cumulative steps, someday would result in flocked up groups that are ready to raid the, what we call serene places today! Imagine your descendants would someday visit your place, just to find out usual you....they went there to find how mountain peoples look, how charming they are, how lovely they are...and to their surprise, they will find you and many more Delhites, Mumbaikars, Chandigarhis, Jaipuris, Lakhnavis.....other than actual natives of that place! Just Imagine their utter disappointment! No doubt 30% of Indian population is capable of buying a land in any damn part of India, and even if half of them raids the pristine natural states, I would say....it would be a tragic end of an era that could have been well preserved!

Please note that I am not against anyone who is keen on buying a land in such states, neither you neither I am suggesting/discouraging that you shouldn't do it. Who am I anyway?
I respect you, I adore you, I love you :grin:, but I am just sharing my thinking with you! I may be silliest enough to think this way, I might be fool enough to talk like this, but thats usual me. I just found this place best to get opinions on my views!

Dear, I understand your sentiments, but you are only looking at one side of the mirror, If you go and ask about such development to the local people, they desperately want such development to happen. They want jobs, resources reaching them, instead of they leaving for cities. Jobs can not be created without such developments and commercialization.

I was reading a real case where young gun bought 20 nalli of land in remote HP area, and brought lots of resources with him, including the power lines benefiting local there. Its a situation of give and take, be practical.

And I am not planning a retirement but business, I am thinking of something commercial of small scale, very small, but very special. I have a very good plan lying with me for couple of years and I intend to start it now. idea might not be unique, many people might have tried it earlier and many must be doing something similar now. But I am working to create a difference.

And such initiatives does not happen with Jugaads and work arounds.

But then I am not talking about charity or improving something, I am talking about options which are already open. And I want to explore them.

Please do not talk like MNS :grin:, only Himachalis, no outsiders

I read the same case with different context! One industry person got plants setup in Darlaghat, Solan distt. of HP in 1981. Gradually mill grew up and spawned wider in the area. Basically a cement making plant! And now is the situation, that area is the most polluted areas of all. Just think of such developments in all over HP. Of course, natives would love it but thinking as a nature lover, I sadly nod!
Coin has two aspects, one is yours one is mine, who is clear winner, not sure!:grin:

I was thinking of a "green" business such as a model from my friend Gunter Pauli who created Zeri. (Zero Emissions Research & Initiatives)
I would like to set it up and train the locals to run and profit from it. Keeping the youth there in their local area and contributing to the local economy in a clean way is the ultimate goal. Right now it is just a dream but hoping to contribute in this way in the near future.
