Buying Land in Himachal Pradesh

Nope Uncle ji ... HIMUDA is just like DDA here in india ...and 2 of my friends has applied under this scheme . although allotments take time

so i can buy a plot which is alloted by HIMUDA legally ?
what is the difference between a plot and a house. i mean if one opt's for a house which i assume is an independant house is the owner of the plot on which it is built ?

I checked this out sometime back, when i was looking to buy a farmhouse type plot, and the same problem that we are confronted with in most other states is there in HP too.

You cannot buy land which is zoned Agricultural unless you own agricultural land in your name elsewhere in the country. In some states(not MH or KA but i think it is in HP and Kerala) there is a further restriction on WHEN the plot marked Agricultural was registered in your name: i think the cutoff date is in the 1970's. You could ofcourse inherit agricultural land from your folks and use that to prove that you are a farmer and buy the said land.

HIMUDA or other plots would not be zoned agricultural but residential and therefore would not have this restriction. But these would be close to the major cities of the state and who would want a city-style bungalow near Manali or Mandi?

IMHO, if you want to go in for land in the hills go in for a piece of land say e.g. on a hill. The HIMUDA plots are like colonies of houses and are always in an urban area.

IMHO there is no use buying these urban area plots. If its the proximity to the hills one is looking for then I would say try places like Pinjore or Kalka for the urban plots.

These days there are apartments for sale in Shimla and Solan too but I dont feel they are worth buying.

But yes I would be happy to buy a piece of land in a non urban area some place in a remote village maybe a little away from the road that I have to trek up.

well ..guys monkey bhai is correct but partially . generally in such scenario's , HIMUDA first seeks application 's giving specific locations to see the demand . first they have applications they scout for acquisition of land ( which is already identified ) . this land is generally just outside the city limits . if u r expecting a home on top of hill ..forget it . they will cut plots to sizes based on demand survey , develop that land , provision for water / electricity/ sewage / connecting roads and hand it over to you . u need to build a house there .

I myself has applied for one such plot via another army welfare organizations and expecting the allotment this month..let us see but still a can acquire land in HP on agriculture basis as i own agricultural land there .

@ Shiva33 - this demand survey is closed on 31-01-2011 . time is passed . no point in applying now. pls keep a eye around for next one ..incase i get some thing will let u know ..Incase your father is in army i can show u another way ..

yes, my query was for the next survey and not for the one which was ended.
nopes, my dad is not in defense and anyway, i like what i see with himuda.

i dont want a house on the hill top, i don't day dream that much. i am looking exactly what himuda is proposing - a plot, house in mandi, kullu and other places.

even if they are not top of the hill, they are only an 1 hour drive from top of the hill

Well i m also from himachal and outsiders cannot buy land in himachal legally and himuda plots are colonised land, even being himachalis we are not allowed to but land in tribal areas, so the best way is to take land on lease and can use for bussiness purposes like in billing coz of paraglyding many people using land on lease , if anybody intrested then i can help to find land aroung palampur,baijnath ,billing, i have few frens out there and they have plenty of land there.

But if you are planning to buy legally forget it
