Buying Land in Himachal Pradesh

Hey all! Came across this thread a little late. I have heard that one can lease land in HP and the lease is usually for 99 years, which is good enough. If that is the case, then I will lease some land in Kasol for a retirement home. Can anyone shed any light on this?

On a Diff note, looks like even flats won;t come now as builder flouted the norms and they have stopped that as well .

dear sir, i am indian, living and working in maharashtra , mumbai, i want to buy a small housing plot under HIMUDA in any state. preferably in solan / shimla.. either plot or ready house cheapest... how can i apply. as most of the advertizements are placed in local newspaper before .. and we do not know about it .. by the time we know it. the scheme is almost closed or full... how can we apply for it directly . and on what email / address we can contact any one in HIMUDA .. please advice .. One cannot buy land in himachal unless for the purpose of setting up an industry

It may be agricultural( polyhouses, floriculture etc) but these are rarely sanctioned.

However you can buy land for purposes of tourism industry, or other industries provided they meet with the needs of Him. Pollution Control board.

For setting of industries you first need to make a project report( detailed), then enter into an agrrement of purchase with a valid seller after which you apply to the HP Govt. for license to purchase U/s 118 of LA. This usually for industries takes 6 months to 1 year and may involve huge undertable expenses. For this reason its only corporates and big fish that are venturing into Himachal.... In short...mostly you will never be able to get a license to purchase land in himachal for industrial purpose unless you ahve a big fat pocket and oodles of time to pursue.

In regard to purchasing houses/flats... you may do so only from registered builders with HIMUDA, HP who have alredy permits to make and sell residential projects in Himachal under sec. 118 A of LA.
People looking to buy small estates with agricultural lands adjoining cannot do so as agricultural land can be sold to non himachalis only if the latter has valid permission to buy the same and that too the sanctioned industry has to be set up withing stipulated time frame( if atall you get the permission to buy... ha ha ha) failing which the land shall be impounded by the Govt.

For leasing property for 99yrs and more again one needs to obtain 118 permission.

the whole Land ACT and 118 is a fiasco and another source of extorion for the politicians and beaurocrats.

^^ paying bribe is a option but for that also, you need deep pockets and than fear of LAW catching up will always be there and it will catch up one day for sure as land deals are scrutinized heavily while registering them . to give you a hint , all the land deals with tibetan 's in dharamshala are getting cancelled as they are there as refugee 's .

Bumping a very old thread.

Now a days thinking of having a guest house somewhere in Himalayas and found this thread. What I am thinking of having a small house with four or five rooms for guests with homely atmosphere, just like Shringi Vatika/Raju's Cottage etc.

Does it mean that one can buy a piece of land in HP for setting up a guesthouse/resort/home stay?

A cousin has leased piece of land for 15 yrs for Restaurant purpose in Himachal. he plans to extend it later on. he has built a house on it and also restaurant.

Well i m also from himachal and outsiders cannot buy land in himachal legally and himuda plots are colonised land, even being himachalis we are not allowed to but land in tribal areas, so the best way is to take land on lease and can use for bussiness purposes like in billing coz of paraglyding many people using land on lease , if anybody intrested then i can help to find land aroung palampur,baijnath ,billing, i have few frens out there and they have plenty of land there.

But if you are planning to buy legally forget it
We are planning to buy agricultural land on lease for dairy farming in Himachal. Can you help?
