Hi All,

Since 2015 I believe many of us had been hearing about dwarka L zone being coming up near Dwarka sector 21 metro station.

Dealers promote it by quoting that a new diplomatic area is being developed and latest smart city concepts would be implemented.

Due to land pooling policy , the plan hung in between but now recently it seems that its picking up pace. At many places in dwarka I can see new hoardings with advertisememt about this location and prices of property.

Can anybody help in putting some light as how worth it would be to invest and what it the current status there especially with land pooling policy.

I know in between there were many negative reviews as govt dint pass this policy from 2015-16.

AFAIK, Land pooling policy by DDA is approved by Govt. but not notified as yet. Unless that happens, nothing can move on ground.

Many developers/agents are approaching now stating that they have formed a society and are developing some area into CGHS apartments. They even show registration of their society but none of them are able to show land papers.

Hence it is advised to exercise caution on this. In fact DDA has published public notice regularly asking citizens to stay away from fraudsters claiming land pooling societies.

Remember the dwarka CGHS scam which is still holding up many ready to move-in societies in the area.

Wait for some time, let the policy come in black and white.

Edit : Just checked that land pooling is notified with some further approval from Delhi LG 2-3days back.

Thanks a lot @skysat2005 . I go by your suggestion as I also have similar thoughts. Will wait for some more time till any official notification comes and DDA provides a green signal on their website as well.
