Inputs Requested on my Business Plan

Hi,

Since quite some time I am planning to shift to Ahmedabad and start some business there. I am on serious lookout since last couple of months and have checked quite a few opportunities. I have mixed a few and finalized one.


Setup: A chilled hangout place located on terrace of a commercial building. It will have a cafe, an eatry and an arcade type entertainment area too. I may also add a Hukka Zone too to encash on the current boom.

Investment: Around 50 Lakhs (on rented premises).


What do you think of this kind of a place? I haven't seen any such place till today and I think it could attract not only youngsters but also new age families as there will be some entertainment options for kids as well.

Please give your valuable inputs.

What kind of commercial building is it? Offices or shops? Parking facilities?

Some area will be Airconditioned while some will be left open. Maybe 60:40 split. Approx 2000 sq. fts.

Haven't really finalized on any property right now but most properties here have Shops on Ground Floor (& at times on 1st floor too) while rest of the floors (2-3) have offices.

While offices may use the services, I am hoping that others too will come. Parking will be sufficient.

I can see an eatery and a (games?) arcade going well together, but Hukka zone? There is a slight clash there. Hukkas are popular with the college crowd; not really young (urban) parents. You could focus on students and young professionals. Snooker tables?

It will have Pool & Snooker , Air Hockey, Car & Bike Racing Games, Motion Gaming on Consoles and other Arcade type games in addition to couple of good franchisee for coffee and fast food.

How does it sound ?

Sounds very very good, but what about the spendig habbit of local youth and citizens. Is it a prime locality or not.
With 50 lakhs investment better options and ever green choices like restaurent or decent school availble. Dont open Hukka center or recreation centrs, you have to maintain bouncers in this field. Everytime tension and headache. . Moreover hookha centres spoil the youth and parents and public blame you.Opening school upto 6 th grade or nurseries is a good option and u will get return of investment in two to three years A decent business will give you more respect and value in society.
Restaurents in the sense need market analysis how many good restaurents availble and its service, if you show quite different taste and modern approach towards customers, it will be a great click. Every time customers need new concepts and deliveries for them.
Primary rule for business, never ever invest all your money. maintain 80: 20 rule. From bank 80% and from your own 20%. Otherwise very very difficult.

For any Building, Lift generally serves upto last working Floor and not Terrace.

So all guests will use Lift and then Walk to terrace by the Stairs. How would you manage Toilet and other Utilities on Terrace and Air-conditioning ?

You will have to find Two separate stairs - One for Guests and other for Services.

If you are keen, we could share info as I have some design experience in High end Hotel industry.

As it is your business plan, you would have definitely checked the pros and cons as well as availability of this kind of entertainment center.

As GJ is a dry state, you need not to worry much about drunk brawls and security issue. This should be a nice happening place for families and young crowd.

Agree to the point that Hookah point can be a headache, but if it is a novelty for AHD no issues in keeping a separate area for people who like it.

Overall a nice idea.

Not sure if pool/snooker charged by game or by time taken ,pool and snooker can take lot of time to finish (till the last black ball is gone)amongst average skilled and one group can hog the table for a long time turning off potential customers.

I have setup a gaming room at my place and researched games that can be put up in limited space and I skipped out on pool table,foosball tables are smaller so it max use of space.Foosball finishes quickly. Airhockey is good too.Check out table shuffleboard...its a quick fun game

Throw in some tvs with sports and some karaoke machines(Your place can be a hub during sports(IPL))

Needless to say you need to plan for rains.

Gujarati people are calm and easy going. I've hardly seen any brawl in any such entertainment centers. At the moment I've set aside the Hukka Bar idea.

While schools are good idea, especially the kindergarten but its a long term kind of commitment which I don't wish to go in. I wish to start a business that can be conducted with ease.

Yes that will be a bit problem but since mostly young crowd will be my customer, I doubt if it will be a big trouble.

A little construction or maybe a mobile toilet setup will be sufficient. Air-conditioning will not be an issue.

Separate stairs will not be possible.

As of now I am dropping the Hooka setup . I may add it later on if I can't find sufficient guests for the existing setup.
