During Approval of Plans, FAR rules the area allowed for covered areaRecently i had booked an apartment and during the Legal and OC verfiication , i had found that there is a kharab land with in the apartment boundary.
And as per plan , that particular place is being used for swimming pool and play area.
Any idea about these kind of lands

FAR is Free Area Ratio and is applied to allow certain area uncovered. Besides Front / Rear setback as designated have to be maintained free from structure.
For any Wet bodies; Ponds, Stream etc. these cannot be used for construction. There are various other such restrictions.
Right now it is left open , am attaching the plan , and the area i put in red mark is kharab land. And marketing team told they are planning for swimmingpool and basketball court over there.Being used for Playing is not clear to me. Has any structure been built, is it covered or just open land ? If open, it may be part of area to be left uncovered as a part of % of FAR.

They cannot construct any covered structure on these areas and have to keep it open.
Another noob doubt , there is no worry about the ownership of this area right..?Open Playgrounds, Lawns, Water Body etc are allowed to be constructed in uncovered area under FAR.
However, clubhouse, Gym etc cannot be constructed in such areas.
You should be thankful if the Developer actually builds these amenities as committed.
